Deco Fort Worth: High-Rise Apartment Tour, Floor Plans & Amenities

While Fort Worth isn’t typically known for its high-rise living, Deco stands out as the city’s flagship tower, offering unique ownership, impressive amenities, and floor plans designed for modern lifestyles. In this tour, I’ll walk you through what makes Deco different—including its management style, parking, unit finishes, and those coveted rooftop amenities—so you can decide if it’s the right fit for your next move.

What Makes Deco Unique?

Deco is unlike most high-rises in the Dallas-Fort Worth area. The building is both owned and managed by a single family company—known for developing golf courses, country clubs, and master-planned communities. This vertical integration means faster decision-making, a stable staff, and more accountability when it comes to resident experience. If you’ve ever lived in a building where ownership and management are separate, you’ll appreciate how seamless things can be when everything is under one roof.

Building Overview & Floor Plans

Built in 2024, Deco features 302 units across 27 floors, including one-bedroom, two-bedroom, and penthouse layouts. During my tour, I explored three different floor plans to give you a sense of what’s available. Keep in mind, pricing and incentives mentioned in the video reflect the time of filming—always verify current details before making decisions, as these can change quickly in the DFW market.

• One-Bedroom (A1-2): Features quartz countertops, floor-to-ceiling windows, tile bathrooms, and engineered hardwood throughout. Color schemes alternate by floor, with lighter finishes on odd floors and darker on even floors. The one-bedroom model includes dual vanities and a walk-in closet, making it feel spacious for its size.
• Two-Bedroom: The smallest two-bedroom option offers similar finishes as the one-bedroom. Closet space in the primary suite is more compact, but additional storage is provided via double doors in the bedroom. This layout might be ideal for roommates or those who appreciate separate spaces.
• Penthouse (PH4): Located on the 25th floor and just under 2,700 square feet, the penthouse boasts upgraded finishes, expansive living spaces, and sweeping views. The kitchen and living room are the highlights, perfect for entertaining or relaxing above the city.

Parking & EV Charging

Deco offers an eight-level parking garage, with guest parking on level two (easy QR code access) and resident parking from levels two through eight. Residents enter through a separate gate, ensuring a clear distinction between guest and resident parking. The building also has about a dozen EV chargers, all located in the resident parking area. With more parking per unit than many Dallas high-rises, parking headaches should be minimal here.

Rooftop Amenities: Pool, Gym, and Lounge

One of Deco’s biggest selling points is its rooftop amenities, spanning the 24th and 25th floors. The 25th floor features a beautifully maintained lawn (no pets allowed here, keeping things pristine), while the 24th floor houses the pool, gym, and resident lounge.

• Rooftop Pool & Hot Tub: The rooftop pool area includes a massive hot tub that can fit up to 16 people—a rarity in DFW high-rises. Because Deco is owner-managed, maintenance and repairs tend to be handled quickly, which is especially important for amenities like hot tubs that require regular care.
• Fitness Center: The gym offers all the basics, though serious fitness enthusiasts may want to keep their existing gym memberships for more advanced equipment. Still, it’s convenient for a quick workout or when you’re short on time.
• Resident Lounge: Open 24/7 (except for the pool, which closes at night per city rules), the lounge features stylish tilework and a cohesive design that matches the building’s upscale vibe. The space feels reminiscent of a New York City penthouse, with plenty of room to relax or socialize.

Deco vs. Dallas High-Rises: What to Consider

Every building has its pros and cons, and Deco is no exception. While it’s the only Fort Worth high-rise with rooftop amenities, you’ll want to weigh your priorities—whether it’s location, building culture, or specific amenities.
